A lot of times mortgage brokers and associates have a tendency to ignore the small commercial client. The guy who, like ourselves, is entrepreneurial and looking to increase his business. He may not have a lot of experience on what it takes to finance his new business or shop and his bank won’t be much help. Many lenders for this lie outside the regular bank guidelines and here are some of the projects that we have found lenders for over the last few years:

– Condo Project in Saskatoon $2.8 million
– Office Building Cold Lake 75% financing on $450000.
All of these went to private lenders and in most cases they received more than the 65% that the bank had told them they might get.
